Dh31 million Emirates Hills villa in Dubai comes with an aquarium
The weaker property market that Dubai has experienced over the past couple of years may not have worked in everyone’s favour. But for those in the market for the most exclusive homes, it does mean there are some very good deals to take advantage of.
For instance, this 14,000 square feet villa in Emirates Hills, which sits on a 20,000 sq ft corner plot, has recently been reduced in price to Dh31 million, having previously been priced at Dh35.9m.
The stylish five-bedroom villa, described by selling agents Gulf Sotheby’s International Realty as being a “beautifully classic European-style villa with excellent finishing” is spread over three floors – a basement, ground and first floor.
All of the bedrooms are large in size with accompanying en suite bathrooms. The pad also features a living room, dining room, a kitchen filled with top appliances and an island site for communal dining.
The finishes include a range of marble floors complemented with parquet and solid wooden floors.
The villa is being sold fully furnished, and some of the more unusual extras include a grand piano in the large lobby area, a goldfish aquarium in the living area and a billiards room in the entertainment area. The basement also contains underground parking for four cars.
The villa, which is based in sector E, also contains two separate gym areas, a sauna and a Jacuzzi.
The garden is no less lavish: a beige stone cladding area leads out to water fountain features around the villa and a temperature-controlled pool to the rear. The villa also has a high-end security system and controls for the CCTV, music system, AC and lighting can all be powered through a smartphone or tablet.

What sort of buyer would be interested in a villa such as this?
Typically a family looking for comfort, large rooms and privacy. The property offers a lovely outdoor area, with waterfalls and plants used to create a lush, resort-like feel. There is also a covered swimming pool.
How would you describe the interiors and the layout?
Opulent, but still modern. The interior is very spacious, flows well through the entire house and it is flooded with natural light.
What would you say is its stand-out selling point?
The size and the quality of the property, the perfect plot layout and the impeccable fully furnished modern interior.
What are the neighbours like?
Being located in Emirates Hills already says everything about the neighbours and the neighbourhood, which is still one of the prime villa communities in Dubai.
How have property prices performed in this area?
Of course the price is one of the most important factors when selling a luxury property today and a luxury villa in Emirates Hills will always sell, regardless of general market conditions, if priced correctly.
