Eagle Hills to build new hotel and gated community in Fujairah

Eagle Hills has announced plans to build its second five-star hotel in Fujairah.

The Abu Dhabi-based developer, which is already building The Address Fujairah Resort + Spa, has said that it will also open the Palace Fujairah Beach hotel.

Both are being managed by Emaar Hospitality Group’s Address Hotels & Resorts brand.

The Palace Fujairah Beach will have 162 rooms, a health club, cafes and restaurants and meeting room facilities.

Alongside it, Eagle Hills is building a gated residential community featuring 84 villas and town houses, which will be the first residential development in Fujairah city with direct access to the beach. Work is expected to complete by 2019.

The developer said that the site is an eight-minute drive from the local airport and 25 minutes from the border with Oman.

Low Ping, the chief executive of Eagle Hills, said: “Fujairah is a unique location in the UAE defined by its mountain landscape, rich culture, range of extreme sports activities and its direct access to the Gulf of Oman and the Indian Ocean. The city and the wider emirate is very popular among international tourists and UAE residents looking to get away from it all.

A study published on Sunday by Reidin and Global Capital Partners stated that gated developments have been popular in Dubai – notably in freehold areas.

In the US, gated communities make up about 11 per cent of new housing supply but for Dubai about 37 per cent of the villa housing stock is in gated communities. In freehold areas of the city, 86 per cent of all new villa stock is in gated communities, which typically attract a higher price premium than villas in non-gated areas.

“Given the fact that freehold is still a relatively recent phenomenon, it is astonishing how gated communities have come to dominate the landscape of the city,” the report said. “This trend is likely to continue, making it likely that gate communities in Dubai will be a much higher percentage than in comparable first world cities.”
